Shaddock Development plans to start Brinkmann Ranch project early next year

Developers who are buying a chunk of Frisco’s fabled Brinkmann Ranch say they hope to have the first homes ready on the property in 2017.

Frisco’s planning and zoning committee recently approved plans for a residential community and shopping center on the east side of the 3,500-acre ranch that’s located at Preston Road and Main Street.

Plano-based Shaddock Development Co. will build the new Brinkmann Ranch residential community near the northwest corner of Independence Parkway and Main.

“I have under contract about 150 acres in the Brinkmann Ranch,” said developer and homebuilder Bill Shaddock. “It’s going to be used for 500 home sites.”

Shaddock – one of Collin County’s most experienced and respected homebuilders and land developers – said homes in the new community will start at more than $400,000. He’s already working with builders interested in the project.

“There are virtually no new subdivisions of that size in this area,” Shaddock said. “All the new developments you are seeing are taking people north of U.S. Highway 380 to Prosper and Celina.”

Shaddock said the just-completed zoning plan – which includes a 31-acre shopping center on the corner – still has to be approved by Frisco’s city council.

“We hope to start construction next year,” he said.

The residential community is planned to contain both single-family and patio style homes.

The sprawling Brinkmann property for years has been one of the most sought after development sites in Collin County.

Last year builder Landon Homes bought another tract on Coit Road for a residential community.

But the largest section of the ranch along the east side of Preston Road remains undeveloped.
